Flat Roofs Fail Differently, and They Get Ignored Longer

A low-slope roof does not announce a problem the way a residential roof does. Water does not run off it, it sits, and a seam that has begun to separate can take on water for a season before anyone inside notices a ceiling tile. Benbrook Roofing works commercial and light-industrial property across Benbrook and the surrounding area, including the retail and shop buildings along US-377 and the small-industrial stock out toward the I-20 interchange. What a facility manager, church board or owner actually needs from a roofer is a scope specific enough to take to whoever approves the spend, and that is what our assessments produce: the condition documented, the options laid out with their respective service-life expectations, and the cost broken into its components.

Scope

What We Handle on Low-Slope Property

Repair, restoration and replacement are costed as separate options with their expected service lives stated.

  • TPO single-ply systems

Mechanically attached or fully adhered thermoplastic membrane with heat-welded seams, the current default for new low-slope work and for full membrane replacement.

  • Modified bitumen systems

Torch-applied, cold-adhered or self-adhering modified sheets, which remain a sound choice on many existing built-up assemblies and on roofs with heavy foot traffic.

  • Coating and restoration systems

Where the existing membrane is sound but weathered, a silicone or acrylic restoration coating can add meaningful service life at a fraction of replacement cost. We will tell you when the substrate is too far gone for this to be honest.

  • Seam inspection and repair

Seams are where single-ply systems fail. They get probed and inspected individually rather than assessed by eye from one corner of the roof.

  • Flashing at parapets, curbs and walls

Vertical terminations on a flat roof carry most of the detail risk and most of the leaks.

  • Penetration and equipment curb detailing

HVAC curbs, exhaust fans, conduit and vent stacks get flashed properly rather than mastic-patched, which is the condition we most often inherit.

  • Drainage assessment and correction

Ponding water is the primary killer of low-slope roofs. We assess drain placement, drain condition and slope, and identify where water is standing longer than it should.

  • Tapered insulation where slope is the underlying problem

Where ponding is a design issue rather than a blockage, tapered insulation can create positive drainage during a replacement.

  • Core sampling where condition is uncertain

Where the number of existing layers or the state of the insulation is unknown, a core sample answers it definitively before a scope is written against assumptions.

  • A written scope with options priced separately

Repair, restoration and replacement get costed as distinct options, each with its realistic service-life expectation stated.

Process

How a Commercial Job Runs

Sequenced around the business underneath it, with access and staging agreed before anything starts.

  1. 01

    The assessment and the documentation

We get on the roof, walk the whole surface, probe seams, inspect every penetration and termination, check the drains and note where water has been standing. Findings get photographed and, where the assembly's condition is genuinely unknown, a core sample gets taken. The output is a condition report, not a verbal summary.

  2. 02

    Options, priced separately

Most commercial roofs have more than one defensible answer, and the right one depends on the remaining substrate condition and how long the owner intends to hold the building. We lay out repair, restoration and replacement as separate priced options with their expected service lives stated, so whoever approves the spend can see the trade-off rather than being handed one number.

  3. 03

The work, scheduled around your operation

Commercial work gets sequenced around the business underneath it. We agree access, staging, crane or hoist requirements, and which sections get opened on which days before anything starts. Tear-off and dry-in are planned so no section is left open overnight, and the building stays operational throughout unless you have told us otherwise.

Why us

Why Commercial Owners Stay With Us

The scope is written to be approved by somebody else

A facility manager rarely holds the chequebook. What they need is a document that a board, an owner or a regional office can read and sign off on. Our scopes state the condition, the options, the service-life expectations and the itemized cost, which is what that audience actually asks for.

Restoration gets recommended when restoration is right

Coating a sound membrane costs substantially less than replacing it, and a contractor paid by the replacement has an obvious reason not to raise it. We will tell you when your membrane has the substrate to justify a restoration, and we will tell you just as plainly when it does not.

Ponding gets diagnosed, not just patched around

Standing water is the reason most low-slope roofs die early, and patching the failure it causes without addressing the drainage guarantees the next failure. We assess drains, slope and blockage as part of every commercial condition report.

  • Insured crews
  • TPO, modified bitumen and coatings
  • Core sampling where needed
  • Options priced separately
  • Sequenced around your operation

Get a Scope You Can Actually Submit

If your low-slope roof is leaking, ponding or simply overdue for an honest look, the assessment produces a document rather than a sales call. Condition, options, service-life expectations and itemized cost, in a form you can hand to whoever signs off on it. There is no charge for the assessment.
