An Hour on the Roof, and Something in Writing at the End

An inspection is the lowest-commitment thing a homeowner can do about a roof they are unsure of, and Benbrook Roofing does not charge for it. Somebody gets up there, works the surface properly, photographs what is there and hands you a written report on the roof's condition. Benbrook homeowners book these for a handful of reasons: a house that is a few years past the point where the original roof should have been questioned, a buyer's inspector who flagged something during an option period, a storm that went through and left a doubt behind, or a simple desire to know how many years are left before the expense arrives. Whatever the reason, the output is the same, and the report belongs to you regardless of whether we ever do any work on the house.

Scope

What Gets Inspected

Every slope gets walked, and the components that are in good shape get documented alongside the ones that are not.

  • The full field surface, slope by slope

Every plane of the roof gets walked and assessed rather than the accessible or visible portion. Problems sit where they sit, not where the ladder happens to land.

  • Granule coverage and mat exposure

How much of the protective granule layer remains is the most reliable indicator of a shingle roof's remaining service life, and we document it rather than guess at it.

  • Every penetration

Plumbing vents, exhaust vents, turbines, attic fans and any other roof opening gets checked, along with the boot or flashing sealing it.

  • Valleys

Where planes meet, water volume concentrates and wear accelerates. Valleys get assessed for wear-through, debris packing and underlayment condition.

  • Wall and chimney transitions

Step flashing, counter flashing and any masonry interface get inspected, since vertical transitions are a leading source of leaks that show up far from the actual entry.

  • Ridge and hip caps

These take the most direct wind exposure and often show failure ahead of the field shingles.

  • Fastener condition

Backed-out or exposed nails get noted, as do any signs of improper original nailing that will shorten the roof's life.

  • Ventilation adequacy

Intake and exhaust get assessed against the attic square footage, because an under-ventilated attic degrades a roof from underneath regardless of the material above it.

  • Gutters, drip edge and the roof-to-gutter line

Where water leaves the roof matters as much as what it crosses on the way.

  • A written report with photographs

You receive a document covering condition, findings, an estimate of remaining service life and any recommended work, with images attached.

Process

How an Inspection Runs

No fee, no deposit, and nothing to sign before we get up there.

  1. 01

    Scheduling

Call and we will put you on the calendar, usually within the same week. You do not need to be home for the roof portion, though most people prefer to be there for the walk-through afterwards. There is nothing to prepare and nothing to sign beforehand.

  2. 02

    The inspection itself

A crew member works the roof for roughly forty-five minutes to an hour on a typical Benbrook house, longer on a large or steep roof. They photograph findings as they go, including the components that are in good shape, so the report reflects the roof's actual condition rather than a list of problems assembled to justify a quote.

  3. 03

    The report and the conversation

You receive the written findings with the photographs attached, and we walk you through what they mean in plain language. If the roof is fine, the report says the roof is fine. If there is work worth doing, it comes with an itemized price and no pressure to make a decision on the spot. The document is yours either way.

Why us

Why Our Inspections Are Worth Having

It is a walked inspection, not a drone photo

Aerial imagery and ground-level assessments miss soft decking, failed seals, loose fasteners and creased tabs. Someone has to be standing on the surface to find those. Every inspection we run puts a person on the roof.

A report that says no work needed is a valid outcome

Because we do not charge for inspections, we have no fee to justify and no minimum scope to hit. Quite a few of the roofs we inspect in Benbrook are in better condition than the homeowner feared, and that result gets written up exactly as plainly as any other.

The report is useful to somebody other than us

Written findings with photographs attached are what a real estate agent, a buyer, a seller or a carrier can actually use. Handing you a document you can take elsewhere is the point, not an oversight.

  • Insured crews
  • No charge, no obligation
  • Walked inspection, every slope
  • Written report with photographs
  • Remaining service life estimated

Stop Guessing About Your Roof

An hour and a phone call gets you a documented answer on a surface you otherwise have no way to see. There is no fee, no obligation and no follow-up campaign afterwards. If you have wondered how much life your roof has left, this is the cheapest way to find out, because it does not cost anything.
